Process Overview
One of the more common
reasons a home seller's real estate transaction fails to close or enter into a renegotiated price reduction after a home buyer's offer has been accepted is because of a defect(s) found at the time a buyer has
a home inspection. Many home buyers often try to renegotiate their
offer after the inspection stating they were not aware of the
issues brought out by their home inspector when they
made their original offer or worse yet they will try to back out of the
deal.
Renegotiations can easily be countered with a your pre-sale or pre-listing
report that shows your inspector identified these issues
first and that you took them into consideration when you
priced the house. You can also obtain bids ahead on major
issues, such as a roof you do not want to replace, ahead of
time to counter what are usually high estimates from the
buyer who wants the whole estimate price deducted from your
selling price.
