One of the main reasons a seller's real estate transaction fails to close or have their selling price renegotiated downward after a buyer has made an offer is because of a defect(s) found at the time a buyer has a home inspection. Many buyers often try to renegotiate their offer after the inspection stating they were not aware of the issues brought out by their inspector  when they made their original offer or worse yet they will try to back out of the deal.
