Home Buyer Inspection Service Chicago & All Suburbs

General Home Inspection Information   Certified Residential Inspections, Inc provides prompt, competitively priced residential property inspection services throughout all areas of Chicago and all Suburbs in Cook, DuPage, Will, Kane, DeKalb, McHenry, Lake & Winnebago Counties. Your report will be detailed and issued at the end of the inspection. You can choose a standard inspection report or computer generated narrative report with photos, printed at the job site and e-mailed in PDF format anywhere.

Your report will include items that need to be addressed prior to moving in and during the first few years of ownership and will include budget figures for repairs, maintenance and replacement of them. You will also get a safety review of the property to assist you in protecting your family. Every inspection is followed by a private verbal consultation at the end of the inspection to cover any areas that may not be appropriate to discuss with others present.

Inspections are normally scheduled during daylight hours Monday through Saturday. Sundays are scheduled on a limited basis. Please allow approximately 3 hours for your inspection. We do not overbook our inspectors (2 inspections per day) so they can comfortably stay with you until all of your questions are answered.

The Certified Difference   The decision to purchase a home can be one of the most stressful and complex transactions you may face. Certified provides accurate information reported in a responsible and objective manner to assist you with your decision making process.

First time home buyers appreciate our patience and plain language way of reporting on areas they are not familiar with.  Your inspector will also demonstrate how to operate and maintain key equipment to extend its useful life. Items will be identified that need attention prior to moving in  as well as items that will need to addressed in the next few years. We explain these needs in a way that first time home buyers especially appreciate. Your inspector knows how to put every issue into its proper perspective (given the age and style of the home, etc) and provide budget figures for resolving them. Finally, many of the positive features of the home will be pointed out putting everything into balance.

We Provide The Objectivity that you will need to answer critical questions:

  • How serious are the items listed on the seller's disclosure form?

  • What is the condition of the major structural components & systems of the building?

  • What is the condition and age/useful life of the heating, plumbing & electrical systems?

  • What is the condition of the roof and it's components?

  • What is the condition and age of the major appliances?

  • What is the condition of the building exterior, grounds and drainage?

  • Are there any repairs needed before you can move in and what will they cost?

  • What major repairs can be expected in the near future & what are they likely to cost?

  • What will need to be done to maintain the building's key mechanical systems and extend their useful life?

Thoroughness And Reliability - Our Prepurchase home inspection and report exceed State of Illinois, ASHI, NAHI & NACHI Standards & includes:

  • Evaluation of the seller's disclosure form.

  • Building, basement and/or foundation condition.

  • Electrical, plumbing, hot water heater, heating and air conditioning.

  • The quality, condition and life expectancy of major systems.

  • The general interior, including ceilings, walls, floors, windows, insulation and ventilation.

  • The general exterior, including the roof, gutters, chimney, drainage, grading, grounds and garage.

Your 30-40 page written or computer generated report will be completed at the time of the inspection and is divided into sections, including our inspector's observation comments, maintenance suggestions, repair and/or replacement costs, budget prices for remodeling and general information about home owner maintenance of homes plus a summary page highlighting concerns that need to be addressed prior to moving and during the first years of ownership.

You will notice a difference in Certified's expertise and courtesy especially in the private verbal consultation at the end of your inspection.
