Construction Monitoring for Workman Like Standards
New homes are usually inspected
by local officials, the builder and sometimes by the architect.
These inspections seldom have much to
do with the quality of the work being done. They generally have to do with local codes, construction methods and complying with plans and specifications.
You can protect your new
investment with construction monitoring which usually consists of three inspections.
The first one is
after the concrete has been poured to make sure the foundation was poured correctly and will not cause problems in the future.
The second one after all of the rough in work has been
completed but before the wall covering is installed. This premits the inspection of all structural members, roughed in electric and plumbing as well as insulation.
A final inspection is similar to a prepurchase home inspection and is
done before you accept the building for occupancy. Your final inspection will
include information on how to maintain and operate many of the systems in your
new home. You will also receive a complete punch list of defects for the builder
to address prior to you accepting the home.
This report will be a good baseline for your End-of-Warranty Inspection that should be done in the last month of your warranty.
